Welcome to 2100 Fifth Avenue. In a perfect world, this would have been an entire city block, and I wouldn’t need to have so many buildings located everywhere. However, while it would be nice to fantasize about such, it is not the case, and my square footage is only 7,000sf. This location does have things going for it. It is connected with 4 bus routes – all part of the Oakland Corridor routes. There is also a lot of activity going on. While I will assume things to start to shut down at night, it is close to Duquesne University which is why I will be targeting Studios and 1B apartments in this building. If a student qualifies for subsidized housing such as low income, then this will be ideal for them especially if they can get in that first wave of openings. Each floor will have 5 studios, and 5 1B apartments. While one might consider making the office in the Studio as a bedroom, bedrooms will need 2 means of egress, and offices will only 1.
